Cefn
Coed Planning development (Cook’s
Land)
We
had numerous concerns about the planned housing estate on the Cefn
Coed site between Malpas Road and Chadwick Close. The site has
had Planning permission
since the 1960s but access to the site has held up development in recent
years. The original owner Mr Cook sold the land recently to a local
development company
who are behind the current plans to build a range of house styles on the
plot.
The density has changed several times but the current plan is for 24 houses
and flats. Some residents were concerned that the plans for 3 storey “Town
House style” buildings would be out of character with the site. The
Malpas Three attended the Planning Committee and persuaded them to make a
site visit.
The developers attended and gave assurances to the residents about a number
of concerns such as security and the protection of trees and other environmental
issues.
The amended plans were subsequently accepted and building will go ahead
in the very near future.
As always we intend to monitor the development especially in regard to
protected trees (TPOs). We have insisted that our Tree Specialist be on
site when the foundations
are installed to ensure that there is no damage to roots.
We are grateful to the residents in the vicinity who have played a very
active role in this matter. They will also continue to monitor the development
and ensure
that any problems are identified to us early in the process. |
