March 2004 Proposed Change of use: Fruit & Vegetable Shop to Fish & Chip Shop

A planning application has been made for a change of use for the Fruit & Vegetable shop at the Larch Grove shopping centre. In 1987, and 2000, with the support of our residents, we successfully prevented similar applications despite appeals to the Welsh Office. We urge all our residents in the area to write with an objection to the proposals. We suggest the following objections, which were formulated in 2000 in consultation with local residents should be included in your letter. You may wish to add others.

1. Increased traffic, noise, litter and unacceptable smells.
2. There are three hot food outlets in the area: BP Garage, Fish & Chip Shop & Chinese on Malpas Rd.
3. The sight and sound of the extraction equipment would adversely affect the amenities of the area which is predominantly residential.
4. The clientele and opening hours of a takeaway are completely different to a Fruit & Vegetable shop.
5. Possible decrease in property values.
6. Inadequate litter bins provided by the applicant in the vicinity.
7. Would exacerbate existing anti social behaviour especially for Almond Court residents.
8. A similar application was refused in 1987 because ‘the application site is located very close to a block of residential properties, the amenities of which would be adversely affected by a change to sale of take away hot foods, by reason of noise, smells and general activity generated particularly during late evenings”.
